HOME BUYER’S INSPECTION
Buy your home with confidence!
The pre-purchase or buyer’s inspection ensures that the home of your dreams is in the condition you expect. Buying a home is the biggest purchase most of us will make in our lifetime. Knowing the property condition before purchase allows for an informed buying decision and reduces the risk of major costly issues.
Purchasing a home can be a stressful process, and more so if the home has issues that were not evident before buying. A pre-purchase inspection gives the buyer comfort in knowing the condition and operation of the home.
POST PURCHASE BUYER’S INSPECTION
Is a home inspection not possible before purchase?
Post-Purchase inspections, with current housing market conditions, while ideal, it’s not always possible to have an inspection performed before purchase. This doesn’t mean that you should not know of any issues that should or need to be addressed to protect you in the long term and ensure your home is a safe place.
Our post-home inspection services do just that and ensure buyers know their home. Post-inspection services are completed in the same manner as a standard home inspection and include a full digital report, a list of any defects, and a suggested time frame for any needed repairs.
SELLERS (PRE-LISTING) HOME INSPECTION
Why have a home inspection before you sell your home?
Home inspections are becoming a necessity for home buyers. Pre-listing inspections help the home seller gain an advantage in the selling process. Sellers who have knowledge of any deficiencies will have the ability to correct problems before the home buyer finds them. In doing so, the seller may increase the value of the property and reduce the time on the market.
TARION NEW HOME WARRANTY INSPECTION
Protect your investment by ensuring the builder is aware of any potential problems!
Even newly constructed homes have defects that have been missed or have presented since taking possession of the home. Tarion Inspections are generally completed between 30 days and 1 year of owning the home. A New Home Warranty Inspection can save you the costs of future repairs or maintenance that could be covered under the New Home Warranty Program.
Dates are important when it comes to Tarion Inspections. Make sure you check the expiration date for the Tarion time frame for submissions and that you schedule your inspection before this time period expires.
HOME MAINTENANCE INSPECTION
Already own your home? Make sure your investment is protected and maintained!
There is very little in life that is maintenance-free. A home maintenance inspection provides a homeowner with the necessary information needed to maintain and improve the value of the home. Maintenance inspections can help a homeowner prioritize repair needs, extend the life of many components in the home and reduce the risk of major repairs in the future. Inspections are generally recommended every 3 to 5 years to identify conditions so corrective action can be taken.
FIVE POINT HOME INSPECTION
Is there only a short period of time allowed at a property for a home inspection?
This type of inspection covers 5 major components of the home and is generally used when home buyers are not able to put the condition of the home inspection into their offer of purchase. In this scenario, where a full home inspection isn’t possible, a 5-point inspection may be the next best option.
The 5 areas covered are: Heating & Cooling, Electrical Panel, Foundation, Plumbing, and Roof. Please note that this is not a full inspection of the home and is only a small glimpse into 5 major areas. Five-point inspections take approx. 1 hour onsite at the property, and clients are provided with a digital report within 24 hours of the completion of the inspection.to complete
A home may be the most expensive purchase our clients will ever make, and having a home inspection performed is helpful to assess and identify conditions or defects present in our clients potential home that may affect the offer price.

Your Home Inspection report where & when you need it!
Home inspection reports vary in length and content depending upon the condition of the property at the time inspected. Reports are consistent across all inspections and written to the home inspection standards of practice as set forth by InterNachi.
All home inspection reports consist of photographs, descriptions of any major defects and diagrams. Our reports help walk you through the home’s condition and problem areas identified. With a visual report, clients have an easier time identifying items in the home or property that require attention or repair.
Reports are at your fingertips. Whether using a smartphone, tablet, or personal computer, sharing your report with friends and family is as easy as sending an email. Many of us like to get advice from our loved ones when making a large purchase or life decision. With our home inspection reports, you can share in seconds to get that much-needed advice.
Your satisfaction and time frames are important to us. That is why our reports are generally sent out via email within 24 hours of the completion of the on-site inspection. In some cases, travel time or weather can affect the timeline for report delivery. For this reason, we ask that if the report is required in a short time frame, arrangements be made at the time of booking in the notes section.
